 Who will live at Hampton Run?

 Hampton Run is an active community for adults, both working and retired, who have reached that time in life when they want to be free from home maintenance chores. They are ready to enjoy their friends, family, hobbies, and an active social life.

 Are there any age qualifications?

 There are no age qualifications for purchasing a home, but at least one person living in the household must be age 55 or older. Anyone younger than age 19 may visit for three months or less, but may not be a permanent resident.

 Are pets allowed?

 Yes, up to two household pets are welcome.

 Does the community benefit from any town services?

 Yes, Hampton Run uses city water and city sewers. Utility wires are all underground. However, Hampton Run is on a private road maintained by the Condominium Association. Sidewalks throughout will also be privately maintained.

 What role does the Condominium Association play?

 With ownership comes membership in the Condominium Association. Each home will be assessed a reasonable monthly fee to cover snow removal, lawn care, general outside maintenance, preventive and routine maintenance of the heating and cooling systems, and general condo insurance (providing certain coverage of home structures, but not of personal property). All services are procured by the development company, Hampton Run Development LLC, which will initially manage the Association. When 60% of the homes are occupied, the owners will elect a Board and take over the Condominium Association. At that point, the Association may contract with a professional property management company.

 Can Hampton Run accommodate people with health needs?

 Many features make the homes user-friendly and accessible. For most homes, there are no  front steps. A town code requires steps from the garage, but ramps can be installed at an additional nominal cost. Doorways on the first floor are 3 feet wide, and all doors have levers for door handles. Many additional features may be added or adapted to residents’ changing needs, for little or no cost, either at the time of purchase or in the future.  Residents with health concerns will have access to monthly visits by a wellness nurse from the Eastern Connecticut Health Network (ECHN).
